The premises is situated behind a busy high street. The location is ideally situated for a private studio, but please be conscious of your behaviour/appearance when entering/leaving the facility so that we can remain discreet and respectful to our neighbours.
The facility is predominantly on a single level, with the rear annex and WC area being on the same level as the studio space. The wet room is accessed by a single threshold step, which may be problematic for users.
An accessible alternate entry system is located to the rear of the building, fitted with a ramp over the threshold strip for access.
There are no designated parking space outside the premises; the adjacent streets have RingGo parking available by demand and there is a secure car park within 5-minutes walking distance.

Yes, we operate purely for private hire and you can use the premises for your personal content creation.

Our in-house lighting system uses Philips Hue bulbs, these can all be controlled via the iPad which is on the wall in the main studio space. The app allows you to select grouped rooms / zones / independent lights to turn off, change the brightness and colour of any of the light bulbs.
We are able to provide a basic in-house lighting kit with tripods, ring-light and filters for an additional fee.

We appreciate the enthusiasm to book the Facility for your events, but we restrict to private use only.
Our standard rates operate on the basis of 3 guests over the duration of the booking, additional guests can be agreed in advance for up to 10 guests maximum. Additional guests are charged at £40/guest.
We try to balance the freedom to smoke, against the lingering smell and unpleasantness for other guests, with restrictions in place for a minimal minimal allowance during sessions.
There is an annex at the rear of the premises to be used as a designated smoking area.

The premises is situated in a mostly residential area, that being said, our soundproofing is rather good so most loud noises should be fine in the main room. We ask to keep internal doors closed as an extra measure.
The premises is by Edgware Road, with high street shops and fast food facilities within a few minutes walk.
We operate as a dry hire photography and content studio hire space and do not supply entertainment or people for your engagement. We would always recommend finding suitable professional advice ahead of your booking.

Our online booking diary allows guests to book directly into the calendar for their own requested date and time. This works on UK regional time at the time of booking, email confirmation of booking into your own calendar could show your current regional time zone and not that of the actual booking time.
We will always ensure to confirm the date and time of the booking in follow up correspondence ahead of time.
If you realise you have booked incorrectly, you will be able to manually amend your booking through logging in to your online account.
The cleaning processes that we use, vary for different uses and kit:

• Benches and hard surfaces (including leather slings); we use a disinfectant dilution and allow it to sit for a minimum of 5-10 mins, which is wiped clean with fresh towels allocated for cleaning.
• Toys and insertables (including gags and medical equipment); are first washed with hot water and antibacterial soap, then we use a near boiling water & Hibiscrub solution, allowing the items to sit for a minimum of 30 mins before being rinsed with hot water and soap, then rinsed individually with running hot water and dried immediately before putting them back.
• Leather equipment; we use a combination of antibacterial spray, foam and wipes.

All guests are asked to tidy before the end of their time and leave the space in a similar condition to how it was found, with minimum signs of life. This includes any mess, spills or heavily soiled equipment or linens.
Additional cleaning fees would be incurred as necessary and are not deductible from the security deposit. The security deposit may be forfeit entirely if booking terms are not adhered to.

All impact pieces - leather and rubber items should be wiped clean and left on the bench in the studio.

If any equipment has been broken, please inform BunkHaus London right away to seek resolution.
Guests shall be liable for damage to the studio or equipment arising due to improper or incorrect use. The cost of replacing or repairing any damage to the property, facilities or scenic items lost or damaged; as well as any necessary clean of the property in the event that unnecessary mess is caused.
In the event of this, the Security Deposit will be held against costs and further charges may be invoiced for immediate payment upon receipt.
When scheduling your booking request online, you will be prompted to pay a security deposit. This is kept separate from the amount which needs to be paid for your booking itself. You will receive an email to say your security deposit has been received and an invoice to pay for your booking balance will be sent within 24H of your request - this is usually due 4 days ahead of your booking date.
The security deposit is a set fee based on the booking duration, required as the initial payment to secure your booking request. We charge this to protect against damages and last minute cancellations (less than 1 week).

We currently only accept payment via credit/debit card. If you have other specific payment requirements, please get in touch before booking and we will try to assist.

You can reschedule your booking up to 3 days ahead of your booking date. This can be done by logging in to your online account and requesting a change of appointment.
